Parking garage built as part of the Fiserv Forum‘s development. An attached apartment building was built on the west side of the structure.
The structure contains 1,243 stalls and cost approximately $38 million to build. The cost is being split between $27 million in city bonding via tax-incremental financing district and another $8 million in developer-financed TIF financing from the Milwaukee Bucks (an amount scheduled to be returned to the Bucks through the incremental property taxes in the area). The real estate arm of the Milwaukee Bucks paid for the remainder.
The revenue from the structure, minus the cost of maintenance and operations, is split evenly between the Bucks and the city.
The parking garage is intended to replace the N. 4th St. Parking Garage, which was demolished to make way for the new arena.
The city share of the parking structure ($27 million) is being paid for with funds from the Beerline B tax-incremental financing district, which is within a half-mile of the structure.
Two condominium units are included in the base of the building and are owned by a Bucks real estate affiliate. Unlike the garage itself, they are assessed. City records list them at a combined 22,000 square-feet.
