WAUWATOSA, Wis. — Tonight, Barrett Lo Visionary Development (BLVD) received approval from the City of Wauwatosa Common Council to move forward with a neighborhood-defining, mixed-use development near the site of the former Boston Store at Mayfair Mall.

The $400 million project will include approximately 1,000 market-rate apartments and more than 12,000 square feet of retail space across multiple mid-rise structures. It will be located on six acres of land – the majority of which is currently parking lots.

“We’re grateful for the Common Council’s shared enthusiasm on this transformational  project that will help secure the future of Mayfair Mall, by creating a new anchor destination, and increase the City of Wauwatosa’s tax base for decades to come,” said Rick Barrett, Founder of BLVD. “Our team at Barrett Lo looks forward to continued partnership with Wauwatosa as we work together to advance this project and create a new neighborhood for Wauwatosa residents to enjoy.”

BLVD will construct the development in up to three phases over 10 -12 years. Construction on phase one could begin in 2025 and would include two mid-rise buildings featuring up to 463 units and nearly 10,000 square feet of retail space. Phase two is being designed to include up to 220 units, while phase three could include an additional 235 units and another several thousand square feet of retail.

The project is made possible through Tax Incremental Financing (TIF) from the City of Wauwatosa that will support the extraordinary costs of the development, including necessary public infrastructure improvements.

Designed by Chicago-based architecture firm KTGY, the project will include modern sustainability features. Project construction will support opportunities for small businesses and will work to hire 25 percent of the construction workforce needed from distressed zip codes within Milwaukee County. BLVD has committed to complete at least 25 percent of the construction and professional services work with registered Disadvantaged Business Enterprises (DBEs).
