Newest apartment building in Bay View is nearing completion.

Bay View has a new view. The Vue Apartments building at 2202 S. Kinnickinnic Ave. will serve as an anchor to the south side neighborhood’s main street.
Developed by Max Dermond and his firm, Dermond Property Investments, the building will include 69 apartments and 2,600 square-feet of commercial space.
The five-story building will consist primarily of one-bedroom apartments. The triangular building is being developed at the southeast corner of S. Kinnickinnic Ave. and E. Ward St.
The $9.5 million project is being designed by Joel Agacki of Striegel-Agacki Studio. Catalyst Construction is serving as the project’s general contractor.
The building’s design was revised to be more traditional following a series of neighborhood meetings led by area alderman Tony Zielinski.
The development will include 73 parking stalls located underground and on the first floor.
Dermond acquired a 22-stall, city-owned parking lot to create the eastern portion of the site. Under terms of the acquisition, the developer was required to build a new 13-stall parking lot just northeast of the building at an estimated cost of $200,000. That lot is open to the public.
The Catalyst Construction website lists the project as scheduled to open this fall. While that seems unlikely at this point, materials for the building’s brick facade were spotted at the construction site Friday morning. It won’t be long before the building resembles the renderings.
We last profiled the project on April 28th. Since then an approximately 140-unit, $25 million apartment building has been approved for the north side of Zilman Park.

What a monstrosity, the building doesn’t fit with the neighborhood at all. Too high and generic in style, looks like any other new building going up around the country.
New urban development in B.V. is good. Lived there a long time before being purged out by gentrification. However, urban planners involved in Bay View projects need to take more careful considerations in urban planning and development. Much of which has been curiously overlooked by urban planners. You need to look at how other cities, foreign and domestic, are implementing solutions to environmental issues such as CO2 reduction, congestion, parking, incorporating bicycling commuting, etc.. into urban environments and other environmental engineering considerations. We learn from other cities trials, errors, and achievements. For example, Portland, OR conducts all their urban planning around public transportation. Something we should learn from. What should be a major or number 1 consideration is affordable housing. This is, or should be, the basis, for all new residential urban development. 30%. I said 30%. That is the minimum accepted dollar value that is generally accepted nationwide for the percentage of income one spends on rent. Unfortunately, the reality is that rent in Milwaukee has steadily been on the rise, as so in other cities. Milwaukeans, in greater proportions are now paying 70-80% of their income on rent payments. This is unacceptable.
Love the look of this building! It fits in perfectly with the look of Bay View’s future.
