Dunkin’ Eyes Former Food Hall

Busy franchisee plans coffee and doughnut shop in vacant westside building.

The former North Avenue Market could soon become home to one of the nation’s most recognizable brands. Dunkin’ is slated to open its latest Milwaukee location in a vacant space at 5900 W. North Ave.

The chain would bring its specialty coffee, doughnuts, and breakfast sandwiches to a portion of the building that includes an existing drive-thru window, according to documents submitted to the city by franchisee Kardo Rasha.

It would also make use of a pergola-covered outdoor patio space, aiming to reactivate the “pedestrian-friendly” property, as Rascha described it. His plans call for the remaining 10,232-square-foot structure to be subdivided for future tenants.

The drive-thru, which accommodates 10 cars, would remain in its existing configuration, though Dunkin’ plans to install a new menu board and speaker canopy.

Dunkin’s proposed hours of operation are 4 a.m. to 8 p.m. daily, with drive-thru, carryout, dine-in and mobile ordering available. The location, once open, would be the city’s 15th.

Rasha, president of Kardo Group, owns another Milwaukee Dunkin’ at 111 E. Wisconsin Ave. and a Buffalo Wild Wings GO at 2900 N. Oakland Ave. His company operates more than 40 stores across multiple brands, according to its website.

The building’s previous tenant, North Avenue Market, closed in September 2024 following a two-year run marked by frequent changes. In the months after its launch, three founding vendors parted ways with the company, while another three merged to form 4 Corners of North Avenue Market.

In March 2024, the concept shifted again, replacing individual vendor stalls with a Southern-inspired restaurant, Christopher’s, which operated for several months before closing.

SH Acquisition LLC, an affiliate of the Milwaukee Economic Development Corporation, purchased the building from North Avenue Market LLC for $1.25 million in a non-arms-length transaction in September 2025.

Dunkin’ will require city approval before opening.
