At Monday’s City Plan Commission meeting, Wangard Parnters Inc. will be requesting an amendment to the Detailed Planned Development known as HighBridge Condominiums, with the intent of moving the project forward, now redesigned as apartments and renamed as Metro Place.
The six-story apartment building would be built into the hillside along Water St., adjacent to the stair case within the Astor St. right-of-way, and would contain 68-units. It will include 520 square ft. studio apartments and 1,100 square ft. two bedroom apartments. The top four floors will include 17 apartments on each floor. There will be two levels of structured parking which will be accessible from Water St, and include 69 parking spots. The first floor will give access to the parking garage, and contain a community room and fitness center.

Nice. Is this an NLE project?
I’m pleased with the decision to build apartments but still ask who will ever build a 3 bedroom apartment?
@Nicholas No I don’t think this is a NLE project. And I don’t think they have any three bedroom units in the project.
I love the added density, but this design couldn’t be more bland. It’s the same new apartment you’ve seen built just about everywhere/anywhere – certainly neither offensive nor terrible, just forgettable. The Water Street level looks deadly.
With such an interesting and challenging site, it’s too bad we can’t come up with something uniquely suited to these conditions – terraced hillside housing with gardens along with an animated Water Street facade. It’s a burgeoning commercial corridor with the new bars and restaurants (admittedly hampered by the incredibly long Humboldt bridge construction) so why not add to that? The cars and pedestrians will most certainly return once the connection is remade.
It seems to me if you’re going to build in this environment that you’d better set yourself apart from all the ordinary stuff this city already has to offer. That starts with good design.
@Chris Yeah I take it they are going after a bit lower end of the market. And would prefer if it had at least one retail slot, but what’s interesting to me is just all the possible development news that seems to be popping up right now.
Agreed, it’s a little shocking to see all the development news in the past week even. I think pent up demand is finally starting to break through. Let’s hope even a few of these major announcements become reality. I’m cautiously optimistic, but won’t believe any of this until I see shovels in the ground.
@Yeah, I mean we’re hearing about RSC (at RACM today I think), the East Side apartments, the water street office building (heard of couple other locations), all the while Corcoran Lofts, Latitude, St John’s on the Lake, Jackson Square Apartments and soon the Moderne will be under construction. And I’m sure we’ll hear from NLE and the Bookends again, and Mandel with Phase II of the North End. So yeah doing ok despite the economy.
That’s a great line-up for our city.
If projects are looking for funding or assistance, then I can think we can be picky, especially in high-profile areas. But if someone is bringing their own money to fill an empty lot, like the Wangard Partners, I’m in favor of anything that adds value and density to our area.
@Nicholas I know… I didn’t even mention Hide House down in Bay View as well. And yes to me I’d like to see all projects come forward with great design, but the added density, and affordability of a project matter as well.

@KMC Hide House is a Bay View project, and it is definitely happening. Under construction I think… Eco-Bay another Bay View project, has been dropped.
