Strip Mall Planned Near Hampton Avenue
Laundromat planned as anchor tenant for former Strucel's site.
A vacant lot would be replaced with a strip mall under a proposal from real estate investor Jaser Jaber.
Jaber’s Properties is planning to develop an 8,100-square-foot retail center at 8253-8263 W. Appleton Ave., a long-vacant lot just south of W. Hampton Ave.
The site, until late 2020, was filled by a one-story commercial building. It had been vacant for more than a decade before its demolition, but it spent several decades as home to Strucel’s supper club.
According to a Board of Zoning Appeals (BOZA) filing, the anchor tenant in the $1.2 million development would be a laundromat. Two other stalls for commercial tenants would be developed.
Emad Nadi of ETn Engineering is leading the building’s design. A request for a building permit is pending.
BOZA design approval was granted in December. The approval was necessary because the design includes a larger-than-allowed setback and a portion of the lot would be used for parking.
An initial proposal for the building, filing in August, included approximately 700 square feet more space for an additional retail tenant. Throughout both designs, the laundromat was maintained at 4,600 square feet.
Jaber’s Properties acquired the 23,040-square-foot lot last June for $82,000.
Jaber also owns a Mr. Clean laundromat about 30 blocks east at 4778 N. 51st Blvd. It’s the anchor tenant in a building that was completed in 2022.
Until 2020, Jaber’s Properties owned the gas station property at 8334 W. Appleton Ave.
