New Deer District Hotel Breaks Ground

Nearly two years after its initial proposal, a seven-story hotel is beginning to take shape in the Deer District, filling a portion of the former Bradley Center site.

Representatives of NCG Hospitality, the Milwaukee Bucks and the City of Milwaukee held a ceremonial groundbreaking Wednesday afternoon for AC Hotel Milwaukee Downtown at 430 W. State St.

The project, expected to be completed in late 2027, will bring a second NCG-operated hotel to the neighborhood, joining The Trade, which opened just north of Fiserv Forum in 2023. Both are part of the Marriott International family.

“Every project we undertake is centered on creating spaces to welcome visitors while contributing to the surrounding neighborhood, and the AC Hotel will do exactly that,” said Andy Inman, chief development officer of NCG Hospitality.

The finished hotel will sit one block south of Fiserv Forum and include 156 guest rooms featuring mobile check-in and check-out, keyless entry and motion-sensor lighting.

Two dining venues — AC Kitchen, offering European-inspired breakfast, and AC Bar and Lounge, serving handcrafted cocktails and small plates — are also planned, alongside meeting spaces, media salons and a fitness center.

NCG Hospitality said the development will create up to 350 construction jobs and provide more than 58,000 labor hours, with an average wage of $82 an hour. Waukesha-based Tri-North Builders will lead the hotel’s construction.

Milwaukee Mayor Cavalier Johnson touted the $50 million investment, saying it “represents confidence in the momentum that we’re building together as a city.”

Area Alderman Robert Bauman, once a vocal opponent of the development, said he’s happy to see the project progress. “It’s very pleasing to me that we are continuing to build out the Deer District,” he said, noting the challenges that rising interest rates, inflation and supply chain issues have posed to commercial construction.

“That NCG was able to get this project out of the gate and actually get to a point where we’re having a groundbreaking is really pretty spectacular,” Bauman added.

Michael Belot, senior vice president of business operations and chief real estate development officer for the Bucks, and Lafayette Crump, Milwaukee’s commissioner of city development, also attended the groundbreaking.

“Since the inception of Fiserv Forum, the Bucks have had a vision to develop and surround this world-class arena with a year-round neighborhood that creates new opportunities and investments, strengthens Milwaukee’s Downtown, and serves as a catalyst for our city’s continued growth,” Belot said. “Today’s groundbreaking furthers that vision.”

The project has evolved since its initial proposal in 2024. Originally planned as a Moxy-branded hotel, NCG Hospitality announced in March that it would instead rebrand it as an AC Hotel by Marriott, though the project’s overall design remained largely unchanged.

“AC Hotel is a brand originally inspired by the design and the culture of Europe,” Inman said, noting that the layout offers larger rooms, upgraded finishes and a quieter atmosphere tailored toward business travelers and convention visitors.

The hotel secured Common Council approval for a zoning change in June 2025 on a 12-1-1 vote, with Bauman casting the lone “no” vote and Ald. Larresa Taylor abstaining.

At the time, some council members raised concerns about the development amid a union dispute at The Trade hotel involving NCG Hospitality and the Milwaukee Area Service and Hospitality Workers Organization (MASH).

Middleton-based NCG is also pursuing a 133-room AC Hotel at 224 E. Chicago St.

“NCG has invested in Milwaukee over many years through hotel ownership, development and operations, and we are proud to continue expanding our presence in the city,” Inman said.

He later told Urban Milwaukee the Historic Third Ward project does not yet have a firm starting date. “We’ll get this one out of the ground, and then that will be our next construction start,” he said.

AC Hotel Milwaukee Downtown is the latest of several ongoing or recently completed projects in the Deer District. Landmark Credit Union Live, a mid-sized concert venue, opened adjacent to the future hotel in February. Officials broke ground on Fieldhouse Flats, an apartment complex, in April.
