Tannery Office Project in Walker’s Point Begins Renovations, Addition of Tenant Amenities

MILWAUKEE, Wisconsin- Chicago-based owner R2 Companies (R2) announced today that a full-scale renovation project of the Timbers and Atlas Buildings at The Tannery Office Complex, 600- 700 W. Virginia St. in Milwaukee’s Walker’s Point neighborhood has begun.

R2 purchased the 250,000 SF Tannery project in October of 2018 with plans to renovate the historic multi-tenant buildings. With renovation plans finalized in 2019 and demolition completed in early 2020, the project was stalled due to the COVID-19 pandemic.

Back on track as of this month, renovations currently under construction include cosmetic upgrades to common areas including restrooms, corridors, lobbies, and elevator cabs. The project is also adding tenant amenities onsite, providing tenants with a fitness center with locker room and showers, bike storage area, tenant lounge, outdoor entertainment areas, and updated conferencing facilities. Additionally, a 10,000 SF spec suite is under construction in the Atlas Building.

Building ownership worked with architect TKWA to conceptualize the improvements, with a focus on integrating the buildings’ history with modern amenities to offer unrivaled office amenities and a cohesive aesthetic to the campus.

“It’s exciting to see this project come to life, along with an uptick in leasing activity in the Milwaukee market. The addition of a state-of-the-art tenant amenity package completes the R2 vision for The Tannery as an innovation hub in Milwaukee,” said Jason Trailov, Principal at R2 Companies.

222 Erie Street in Milwaukee’s Third Ward, another building within R2’s Milwaukee portfolio, is also slated for improvement projects this year, to include a full lobby renovation, the addition of a bike room, and common area upgrades.
