Alterra opts for new construction in Bay View project (Renderings)
Alterra Coffee Roasters Inc. recently dropped plans to retrofit the Maritime Bank building, located between Kinnickinnic Ave. and Howell Ave., in Bay View, opting for new construction. The retrofit would of made the project exceedingly expensive due to more significant environmental contamination than had been planned, according to the Bay View Compass. Instead, Alterra Coffee Roasters Inc. plans to build an entirely new building on the site, and has recently released updated design’s by Chris Socha, Kubala Washatko Architects Inc., The new plan will involve recycling a significant portion of the old building, the addition of an outdoor coffee garden along Kinnickinnic Ave., and integrated bike parking facilities.

The trees that are rendered on the north side of the project will not be planted, there is a right turn lane and bus stop in the road between KK and Howell – dont believe the hype. From a preservationist perspective, consider how the newly built structure could be reused compared to the re-use potential of the current structure in the next 10, 25, 50, and 100 years. The current Maritime structure is unassuming – simple yet functional. The current space could house a bakery, a bank, offices, 2nd floor housing, etc. The new Alterra structure is designed for a coffee shop and as designed, could only be a coffee shop.
Really? Their new building could only ever be used as a coffee shop… I pity your lack of creativity.
As stated in the Alterra source article, they are demolishing the building primarily because it could NOT be used for a bakery. That’s exactly what they’re trying to put in there now!
First , let me express I am an Alterra fan. I typically enjoy what they bring to each location they decide to renovate, lease, own etc. Second, I understand this means jobs and opportunity for Bayview.
But I think the decision at the bay view location is a huge mistake. This spot is crucial retail space for the neighborhood. To have a single coffee shop and a Bakery distribution point on this busy intersection is rather daft. Not to mention bakery trucks going in and out on howell…not exactly a community feel or great for traffic. Bay view needs more retail opportunity and this is missing the mark. How many more small businesses could be here at this location if the development was designed for that …my guess 8-10. This area has many other warehouse type buildings that would suit their needs…why not rennovate one of these?
As a resident of Bay View I wish to see it thrive, but I dont believe allowing this project is a smart long term plan.
