This past year saw tension grow between New Land Enterprises and East Side residents over the proposed redevelopment of Downer Avenue. Although the issue isn’t completely resolved, as shown by the ongoing lawsuit, progress has been made towards the redevelopment of Downer Avenue. At this point the Schwartz building has been rehabbed and medical offices have been added to the long vacant upper floors.

The Hometown Gas Station on North Avenue has been almost completely demolished. The site is one of the proposed locations for the new UW-Milwaukee dorm. Owned by the Mandel Group, the site hasn’t functioned as a gas station for years. There was recently a public hearing on Mandel’s proposal for the site.

Boulder Ventures provided us with a rendering of their proposed dorm for the Prospect Mall parking lot on the east side of Prospect Avenue.

The Maryland Avenue School played host to a tension-filled meeting to discuss one of three proposals for the location of the new UWM dorm. The proposal on the table was the nearby Prospect Mall parking lot location proposed by Boulder Ventures.

Public meetings for each dorm site have been announced. At each meeting the development teams will explain the proposal. The developer of the proposed site and UWM representives will be available for questions at each meeting. As a refresher we have included our opinion on each of the sites as described (we have not see the proposals yet).

The University of Wisconsin – Milwaukee Real Estate Foundation announced the final three sites (narrowed from a field of eight) for the new 500 to 700 bed dorm to be built.

To be honest, we don’t know exactly. But we do know that they’ve proposed 8 sites, and we’ll break down each one to determine which one we think might be the best.

Wangard Properties LLC is in the process of demolishing a vacant nursing home at 1824 E. Park Place and plans to build a 61-unit four-story apartment building in its place. Resolution 071339 consolidated property at 2040 W. Wisconsin Ave. and 2027 W. Wells St. into one parcel to allow for the expansion of 2040 Lofts. The expansion of 2040 Lofts shows that there is a continuing demand for student housing in downtown Milwaukee and that developers are stepping in to fill this need.
